Praestan Capital is a founder-led real estate investment firm focused on the acquisition, repositioning, and long-term ownership of multi-residential assets across Québec and Ontario. The firm continues to build its portfolio through disciplined acquisitions in markets it knows well. To date, it has acquired more than 130 residential units across nine multifamily buildings, including one realized disposition, and currently holds eight buildings in Montreal and Hamilton.
We are not a fund chasing volume. We are an owner-operator that buys in markets we know street by street, with in-house asset and property management, direct relationships with our lenders, and a bias toward assets we intend to keep.

Disciplined acquisition
We underwrite conservatively and source much of our pipeline off market, through broker relationships and direct referral agreements. Every acquisition is priced on the building's real operations, not on the story.
In-house property management
Both asset and property management stay in house. Leasing, renewals, maintenance, capital projects, and unit turnovers are run directly by our own team. Every building runs on centralized systems, with rent data we model ourselves against the market.
Long-term ownership
We invest with a long-term ownership mindset, typically holding assets for 8 to 10 years or longer. Debt and capital plans are structured for durability across cycles, while selective dispositions remain part of active portfolio management. Value comes from steady improvement of the buildings and their operations, compounded over years of ownership.

Mamoun founded Praestan Capital and leads the firm's investment strategy, acquisitions, financing, and asset management. He remains directly involved in underwriting and major capital decisions and works closely with the firm's in-house property management team.
He holds an MBA from the Rotman School of Management at the University of Toronto and a degree in Economics from SOAS, University of London. He works in both French and English.
